The website collects the following personal data:

a) Data voluntarily provided through the contact form:

• First and last name
• Email address
• Type of transaction of interest (residential, hospitality, other)
• Content of the message

Purpose: to respond to the contact request and manage any subsequent professional relationship.

b) Browsing data collected automatically through Google Analytics 4 (see Cookie section), only with the user's prior consent.

Special category data (Article 9 GDPR) are not collected, nor is automated profiling carried out for decision-making purposes.

• Art. 6.1.b GDPR — performance of pre-contractual measures at the data subject's request (contact form)
• Art. 6.1.a GDPR — explicit consent, for sending contact details and for enabling analytics cookies (Google Analytics 4)

Data may be disclosed to:

• Collaborators and professionals supporting the Controller in real estate brokerage activities
• Google LLC, as provider of the Google Analytics 4 service (see Cookie section for details on transfers outside the EU)
• Any CRM/contact management service providers, who will be appointed data processors under Article 28 GDPR as soon as they are activated. At the date of this publication, contact form data are not transferred to any external CRM and are managed directly by the Controller.

Data are not disseminated or transferred to third parties for unsolicited marketing purposes.

Contact form data are retained for as long as necessary to handle the request and any resulting professional relationship, and in any case for no longer than 24 months from the last contact, unless different legal obligations apply.

Google Analytics 4 data are retained in accordance with the retention settings configured in the account (14 months).

Under Articles 15-22 GDPR, the user has the right to: access their data, obtain rectification or erasure, restrict processing, receive data in a portable format, object to processing, withdraw consent at any time (also limited to analytics cookies via the preferences panel), and lodge a complaint with the Italian Data Protection Authority (www.garanteprivacy.it).
