The business model involves the sale of all hotel rooms to investors (while management remains with Hotel101), who receive a return equal to 30% of the room revenue, which - in percentage terms on the invested capital - ranges from 5.5% to 8.5%, based on occupancy. 

Prime hotel transactions mainly attract European and international family offices, investment funds specialised in hospitality, private equity and industrial hotel operators. Denis Andrian works with Italian and foreign investors, often non-residents, focused on medium- to long-term operations on trophy assets in established destinations.

The segment is characterised by longer investment horizons than residential, with return logics made of operating cash flows combined with capital appreciation of the asset.
