Denis Andrian has been active in real estate since 1999, first as a real estate agent, then from 2004 in residential development. He served as commercial director in France and the Principality of Monaco between 2016 and 2017, led Barnes International Porto Cervo from 2018 to 2021 and eXp Realty Italy from 2021 to 2025.

Over the course of twenty-seven years he has built cross-sector expertise in brokerage, residential development, commercial management and the leadership of international luxury real estate brands, with transactions in Italy, France, the Principality of Monaco and a client network across twenty-nine countries.

Denis Andrian was CEO of Barnes International Porto Cervo from 2018 to 2021 and CEO of eXp Realty Italy from 2021 to 2025. Before that he worked in residential real estate development from 2004 and as commercial director in France and the Principality of Monaco between 2016 and 2017.

Both CEO mandates were focused on building and expanding international professional networks in the luxury segment, with Porto Cervo as the main operating hub for prime residential real estate.

AI4Realtors is an initiative founded by Denis Andrian dedicated to training real estate professionals in artificial intelligence applied to real estate. The programme addresses agents, brokers, developers and industry professionals, with operational content on generative AI tools, market data analysis and the automation of brokerage processes.

The initiative aims to transfer a concrete competitive advantage to industry professionals, closing the gap between available technology and its operational adoption within the Italian real estate market.

Denis Andrian integrates artificial intelligence tools into his brokerage and advisory activity, from predictive market analysis and buyer profiling to document management across transactions, bringing AI to manage up to 90% of activities. He is the founder of AI4Realtors and speaks regularly in public and institutional contexts on AI applied to real estate.

The approach combines technical competence with market perspective: AI does not replace the fiduciary relationship, but expands the capacity for analysis, synthesis and information management in complex transactions, freeing time for direct client relationships.
