Digital assets and real estate
Digital-asset wealth and prime real estate: how the transaction is structured.
Those who have built wealth in Bitcoin and wish to acquire a prime property, and those who are selling and considering allocating part of the proceeds to digital assets, face the same problem: moving liquidity between two systems with different rules, without exposing the confidentiality of the transaction. I handle the real estate side and coordinate licensed professionals for the rest.
Acquiring a property with wealth held in Bitcoin
Bitcoin holdings are not transferred to the seller: they are converted, documented and used as liquidity in euro, in a precise order.
01
Preliminary verification of the source of funds. This is the step that determines feasibility: the bank and the notary require it in any case.
02
Identification of the property, often off-market, with timing compatible with the conversion.
03
Conversion into euro through a regulated and authorised operator, with complete documentation.
04
Payment of the price in euro, using the traceability methods required by the notary.
05
Deed of sale, with legal and tax aspects handled together with the client's own professionals.
After the sale: allocating part of the proceeds to digital assets
A sale generates liquidity in euro. Whether, and how much, to allocate to digital assets is a decision for the client and their own advisor.
My role: closing the sale with consistent timing and confidentiality, and putting the client in contact with licensed operators and advisors for custody and allocation.
What I do and what I don't do
I do
- Real estate brokerage and advisory
- Coordination with the notary, accountant and regulated operators
- Confidential management of the entire transaction
I don't
- Financial or crypto-asset advice
- Custody of funds or digital assets
- Receiving payments in Bitcoin
- Tax guidance
When this path does not make sense
- Funds whose source cannot be documented.
- A need to close within a timeframe incompatible with the checks.
- An expectation of direct payment in Bitcoin to the seller.
- Properties below the threshold, where structuring costs exceed the benefit.
Frequently asked questions
Can you buy a home by paying in Bitcoin?
In Italy the price is settled in euro using traceable methods. Bitcoin holdings are converted through a regulated operator before the deed of sale.
What is needed to document the source of funds?
Transaction history, statements from the operator, any tax returns. The precise list is defined by the bank and the notary case by case.
How long does it take?
It depends on the checks on the source of funds. It should be planned before negotiations begin.
Do you handle the tax side?
No. I coordinate the discussion with the client's accountant.
Can the transaction remain confidential?
Yes, within the limits of the legal obligations towards the notary, the bank and the authorities.
Every transaction is a project in its own right. The conversation is confidential and without commitment.
