A room of your own. A hotel that runs it. Every month, your share of the revenue.

There is no other offer like this in Italy: buying a single hotel room, identical to all the others, in a hotel managed by an international chain listed on Nasdaq (HBNB), and receiving your share of the revenue every month.

An apartment you rent out takes up your time: a tenant to find, an empty month to cover, a boiler that breaks. A Hotel101 room does not. You buy a room. Hotel101 furnishes it, runs it, repairs it and maintains it at its own expense. You receive your share of the revenue every month, regardless of how often your room was occupied.

1. You buy your room. Title of ownership of the individual unit, in a hotel of an international chain.
2. Hotel101 takes care of it. Fit-out, management, repairs and maintenance are borne by Hotel101, forever.
3. You receive your share. 30% of gross room revenue, excluding taxes, is divided equally among all owners and distributed every month. Your room does not need to be occupied to be part of the distribution.

1. One room, one standard. All rooms are identical. No choices between layouts, floors or finishes: you know exactly what you own.
2. Revenue belongs to the whole hotel. Your share does not depend on your individual room, but on the performance of all the rooms in the hotel.
3. A chain, not an intermediary. Hotel101 runs the hotel: the operator shares your interest, because the 70% of revenue it keeps pays the operating costs.
4. You also get the experience. 10 free nights every year: five in your hotel, five at any Hotel101 location worldwide.

21 square metres. Queen bed plus a single bed, for up to three people. Private bathroom with shower, kitchenette with fridge and microwave, 55-inch TV, desk, safe, free Wi-Fi, individual air conditioning.

Hotel101 opened its first hotel in Manila in 2019 and is now present in Japan and Spain, with the stated goal of reaching 25 countries within the next three years. Milan is the only project that brings Hotel101 to Italy.

Hotel101 Global is listed on the Nasdaq and is the first Philippine-owned company to be so. It was founded by Tony Tan Caktiong, founder of Jollibee Foods Corporation, and Edgar "Injap" Sia II, founder of MerryMart and DoubleDragon.

In Italy there will be only 429 rooms. Once they are sold, there are no others. The sales period is until all rooms are sold. Many investors in other Hotel101 properties, satisfied with their investment, have bought Hotel101 rooms in other countries as well, so sales times keep getting shorter.

No agency commission charged to the client. Your share of the revenue depends on the hotel's performance, that is, based on occupancy. Opening is expected in 2028 and depends on permits.  The full terms are in the contract and the official documents.
